Introducing WCR's President Elect Rhonda Howlett



Being President for the Women's Council of Realtors is one of the highest honors that someone can receive in the Real Estate Industry, and we're lucky to have our leader become the president next year. 2017 is going to be an amazing year for Clocktower Realty Group with Keller Williams, we've already had an amazing 2016 and next year is already shaping up to be an even better year.

Our Team Leader Rhonda Howlett has been carefully selected as the president of the WCR because of her vision, passion and ability to share a unique perspective of what's to come. Rhonda is also a Virginia native and she has grown to be very fond of #RVA. She not only participates in all sorts of charities and events but is known for openly sharing her knowledge and success secrets. She believes in the greater good and is all about empowering agents to be their best. What's so incredible about Rhonda is that she has only been in the industry a few short years, less than five; but she has quickly become one of Richmond's Top Real Estate Agents and most sought out for her skills in property investment.

2016 Outlook for Homebuyers



For first time home buyers, the market is primed and ready in 2016.  However, just like last year, mortgage rates are rising along with home prices.  While both aren’t expected to go up as rapidly as they did last year, new lending guidelines can make it harder to obtain certain loans for first time buyers.  So, during this time of year take extra care when filing your taxes if you plan on purchasing a home loan and strike while the iron is hot.  Don’t wait for rising prices to get into your new home!

5 Things to Know About Buying a Home in 2016

The new year looks like it's shaping up to provide first-time buyers with the opportunity to enter into the housing market. Interest rates are still hovering around record lows, so there's some time left to snag a great deal. If you're planning on taking the plunge into homeownership in 2016, here are some key points to keep in the back of your mind before you begin the process.

1. Home Prices Are Expected to Even Out

Home prices have been on a steady upward climb over the past few years. But they're on track to level off in 2016. That's both good news and bad news for buyers, depending on what your financial situation looks like.

Home values are projected to increase by just 2.6% over the next year, according to Zillow. While that represents a slowdown from last year, values are still rising at a faster pace than wages. That means some lower income buyers may be shut out of the market if they can't afford to take on a mortgage.

2. Mortgage Rates May Go Up

A rise in the federal funds rate was seen as inevitable and the Federal Reserve finally moved forward with a rate hike at the end of 2015. For buyers, that move may signal the end of historically low mortgage rates, but it's not a reason to panic. It's likely that interest rates will climb up slightly but for the majority of buyers, it's not likely to be an obstacle to home affordability. Again, the buyers who stand to be affected the most are the ones who are on the lower end of the income scale.

3. FHA Loans Will Be Cheaper

FHA loans are a popular choice among first-time homebuyers because they make it possible to get a mortgage with as little as 3.5% down and a minimum credit score of 580. The only catch is that buyers who go this route are stuck paying an annual mortgage insurance premium (and an upfront mortgage insurance premium) on top of their regular loan payment.

The good news for 2016 is that the cost of the premiums are coming down. Last year, the Federal Housing Administration made a move to reduce the annual premium rate from 1.35% to 0.85%. For buyers who have their eye on an FHA loan, that represents a pretty substantial amount of savings when calculating their mortgage costs.

4. But Getting an FHA Loan May Be More Difficult

The FHA Handbook for 2015-16 introduced some new guidelines for lenders that may affect which buyers qualify for a loan. Some of the things covered in the updated rules include new documentation rules for gifted down payments and changes to the treatment of student loans when calculating debt-to-income ratios. Borrowers who have a high debt-to-income ratio and authorized users who are carrying credit card debt may find getting approved for a loan more challenging.

5. Buying Will Be Better Than Renting in Some Cities

The rental market has exploded in the last few years and rental rates have reached astronomical highs. That upward trend is expected to continue into 2016, and according to RealtyTrac, owning a home will be more affordable than renting in 58% of all U.S. housing markets. A spike in rental rates may push more buyers into the market, leading to increased competition over available homes.

Even if you're planning to postpone buying a home until later in the year, it's not too early to start preparing for it. It's a good idea to start improving your credit, paying down debt and beefing up your down payment to make yourself as attractive as possible to lenders once you're ready to get a loan.

Watermelon Festival + Back To School

I love weekends like this one, Richmond has a lot of stuff going on. The Watermelon Festival is one of Richmond's greatest and most fun traditions, which is happening today. You really get a good sense of community and there's tons of activities all around Carytown that are worth checking out. It is also Back2School season, which means there needs to be some shopping done for the kids, which might include buying a new home. Summer is the busiest season in Real Estate, which makes sense because parents get a little bit of a break from dealing with school activities for their children. It is a perfect time to buy a home if you ask me. So make sure to come out and have some fun in the sun, eat and drink some watermelon inspired recipes and check out some of my very desirable open houses!

Help The 2015 VLA Class Make Dreams Come True



War is hot topic in our country and no matter where you stand on the matter, it is important to recognize that the individuals that keep our country safe are people to admire. We sometimes forget what these people sacrifice in order to be in the armed forces. A lot of the time their sacrifices include: being away from their families and homes for long periods of time, being surrounded by the unfamiliar and in some cases, getting badly injured on the job. Calling it a job is not enough though, what they do is something beyond that. Their jobs can not only take an emotional toll on them by it can scar them physically for life. It’s almost strange to think about this because we go on with our everyday lives, most of us being healthy, having a roof over our heads and being surrounded by loved ones. This isn’t always the case for these guys even they when they return home.

Not only is this charity the one that I have picked for this month and will donate directly to in the month of May, but it is also one that I working on with the Virginia Association of Realtors 2015 Leadership Academy. This Academy is held once every two years and they only pick twenty agents from the state of Virginia to be a part of it. I feel very honored to have been chosen to be a part of this group of extraordinary Realtors, honestly I don’t think we could’ve picked a better charity myself.

"The veterans for whom Homes for Our Troops builds homes are among the nation’s most severely injured, with missing limbs, varying levels of paralysis, and traumatic brain injury. Homes for Our Troops assists these veterans and their families by raising money and by providing building materials and professional labor to coordinate the construction of a home that provides maximum freedom of movement and the ability to live more independently. HFOT provides these homes at no cost to the veterans."

What’s so incredible about HFOT is not only that they provide housing for these veterans but they actually take into consideration some of their newly developed disabilities and implement solutions so they can live their lives with a sense of independence. Upgrades to homes to cater to those with disabilities can be extremely costly, it may be very hard for some of these veterans to afford some of those modifications on their own.

About Last Night... #OutstandingProductionAwards

My career in Real Estate has not been a long one, but I have set goals every day, month and even year for myself. I won't say that it is easy or that I did it alone because i'd be lying. Real Estate is hard work, you have to be everywhere at once and you have to do some unexpected things - I wear multiple hats, including: relationship counselor, contractor, and financial advisor. I work around the clock, at all times of the day and night - but honestly I couldn't imagine myself doing anything else. 

2014 was especially great. I reached Emerald status with the Richmond Association of Realtors ®. In order to qualify someone has to sell a "Net Volume of 6.0-7.99 Millions Dollars - 53.99 units." The categories are as follow: Silver, Gold, Platinum, Diamond, Emerald and Ruby. I can't wait to see what this year has in store for me and I am making it my personal goal to reach Ruby status by the end of it. So wish me luck every body, it already has been a heck of a year!

Home Maintenance & Inspections 101



As I was watching my Facebook feed get inundated with my friends' houses suffering water damage because of frozen and burst pipes, it got me thinking that a lot of the time we take home maintenance and care for granted. We procrastinate and forget because we have more “important" things to do but next thing you know we’re stuck with huge bills from broken heaters, AC units, pipes and even flooding from faulty or backed up septic systems. 

Home inspections can help us discover some of these issues before they are actual emergencies and problems, saving us THOUSANDS in the process. Yes, a home inspection can be a few hundred dollars but it is a good way to figure out what kind of shape our house is. Honestly I spend a lot of time looking at all types of homes for a living and I overlook things that the home inspector picks up. Putting something off like examining your pipes, heating and cooling systems, foundation and roofing, can be some of the most expensive repairs in a home. Yes, you may spend a few hundred dollars fixing some of these things preemptively, but it will be a lot cheaper than having to fix something like a leaky roof that has not only collapsed but has also ruined precious belongings in the process, or like in the case of some of my close friends over this past snow storm, having to take care of massive water damage due to frozen burst pipes. 

I guess what I am getting at is that you don’t have to wait until you are about to sell your house in order to do proper home maintenance. Sometimes, it’s just good sense to make sure that everything in your house is in order. Make a checklist of the things you need to check every season. Winter should be focused on your heating unit, your pipes and maybe your air filters since you’ll be breathing that air constantly. Spring should revolve around organizing your home, also checking your filters and maybe making home improvements since the weather is usually pretty nice. Summer should be all about your A/C unit and ensuring your home is properly insulated in order to save money on cooling bills. During the Fall you may want to clean your gutters and check your roof to make sure that there aren’t any leaks or cracks. This is a very basic list of things to check and there are many other things you should be on the lookout for. 

Taking care of your home, which is probably your most expensive investment, requires care and maintenance so make sure not to neglect your home until you have to sell.
